All that looks in line for prices by me. The lady who owns the 12 acres next to me is thinking about listing her land. She's a real estate agent and says $36,000 is the going rate. The 40 across the road just sold for $95,000 and it's mostly flat, open scrub grassland. An ugly, nothing special parcel. Nothing you'd want for hunting and it went for $2375 an acre. It's $2500-3000 an acre for small parcels and $2000-2500 an acre for larger parcels in northern Newaygo. The agent across the street from the shop says he's buying small parcels for $3000 because it's been going up at least 10% a year with no end in sight.

This is what I'm used to, this is a copy paste from an EUP realtor. I did edit out some info since this is not a sponsor of this site but the rest is just as it's listed. Rico's families land is for sale and it falls in line with these listings.

161 Acres all wooded with large trees, borders State Land, 20' x 24' cabin $175,000

I just saw an ad on the real estate channel on cable here that had 10 acres, pure wilderness off 14 mile point surrounded by 1,000's of state and 1,000's acres of CFR land for $13k. That is about 2-4k over priced, but the realtors gotta get his $$. That piece is a sweet section of land. Just south of misery bay and it is only accessable by 4x4 or atv. That area is un inhabited from ontonagon up to misery bay a good 100 square miles and no electricity, just camps. That is all commanche gas shoreline (netherlands co) and champion paper.

our 10 acre parcels over here are $20-30, but 40's are still around $50,000. 80's are around $80,000, but great deer parcels are starting to be recognized and hunters have displayed a willingness to pay a premium for the best parcels.

I haven't seen an increase around here on hunting property since 2001.

I'll check into it and get back to you this weekend. Looking at the plat on that 10 looks to be about 1/2 a mile from the lake shore. I said about 100 square miles. It should be about an area of say 50 miles by about 75 miles of pure wilderness.:)

Where I live in rural Washtenaw County, last summer property was going for 10K per acre for high ground and 5K an acre for swamp. The closer you get to Ann Arbor, the higher the prices gets. I just had a Realtor knock on my door to see if I was interested in selling my land and he said priced have gone up since last year and that they have more buyers than sellers. That seems to be the case all around the state, which is keeping real-estate prices and especially vacant land values on the rise. The UP seems to be the only place to have stabilized in the past couple years, probably due to the economy. In the rest of the state the vacant land real-estate market is booming and that trend is not likely to change until the Baby Boomers start dying off.

This piece is sweet land, its high and between misery bay and fourteen mile pt, just 2 sections off the lake. Its all logging 2-tracks, but what isn't up here. I would offer the owner, if it was me buying it nothing over $700-$800 an acre for it.
