Sometimes smaller parcels like a vacant subdivision lot or a few acres, paying cash in full or personal land contract without a mortgage etc, have an option of a quit claim deed.
Very cheap to register and the County can verify prior transfers and any outstanding encumbrances as legit...saving title search costs.
