Selling 160 peaceful acres and house near Bruce Crossing in Michigan's Western Upper Peninsula about 90 miles southwest of Marquette including 80 acres of timber and 80 acres of rolling hills, fields, and stands of trees. There is also a spring and small pond on the property. Excellent hunting, snowmobiling and ATV location and only about 45 minutes from Lake Superior and the Porcupine Mountains. Many big bucks have been taken off this property over the years and there are a significant number of deer trails that crisscross the property. In addition, the property is adjacent to a snowmobile/ATV trail so you can ride right off the property and onto the trail system. The property is easily accessable from M-28, but secluded enough to be your own private paradise. The property includes a large farm house built in the early 1900's as well as a large stone barn, summer kitchen and outbuildings. The farm house has electricity and telephone service and both the farm house and barn are structurally sound with newer roofs. The farm house would make a great camp or second home with a little bit of work.

I hate to let it go, but I live nine hours away and with an 18 month old I just don't get "up north" enough to enjoy the place anymore. It was my wife's great-grandfather's dairy farm and he built all of the original buildings, the barn and the house. He originally got the land in the early 1900's in a land grant from the federal government. Lots of history in this place! I'll even throw in a copy of a picture I have of the barn back when it was originally built near the turn of the century.

has this sold yet i am in the process off talk to my dad to go in on a invest ment and this would great my family was from germany and came over in the mid 1800s and bought property in blissfield mich.and farmed crops and hogs.

Just atip for the seller, make sure you tell your realitor and get it into the realitor/seller listing agreeement all of the contacts/possible buyers you have made on this sight or anywhere else, as you can still sell the property yourself to anyone you listed in the contract even after you hand it over to the realitor.

Already worked out a deal with the realtor, though I still haven't signed the contract yet, that if I sell it myself, the commission comes way down. Now I just have to sell it on this site.....

Looking for more imfo. I have a nice place in Harrison (Clare Co.) that I have been working on (88 acres). It's 114 miles from Flint. A lot closer then the UP and makes for a great week-end getaway on a dead end road. Has a stock pond (1 1/3 acres ). Maybe we could work out a trade. The owner to the North and East of me is selling about 104 acres that is connected to mine. Also there is two 40's to the north of me that is connected that is for sell. I'm not interested in selling but like the sound of your place. I'm thinking on re-locateing down here or the UP. How big and how deep is the pond? Thanks.

Hey Slowpoke, thanks for your interest. Unfortunately I am not looking for a trade at this point in time as I'm looking to scale back my real estate holdings. The pond is probably about four or five feet deep in spots and is spring fed.

Just a heads up on this property, I got two offers within five days of listing it with a realtor, so this property is the real deal...

Unfortunately, both people were deal shopping, so needless to say, it's still for sale.

However, if I could get $165,000 for it and walk away, I'd be happy. That's a $10,000 discount off what I'm asking....

Well, I guess look me up in a year because you never know - not gonna give the place away and everyone seems to want the deal of the century who has looked at it so far. I believe we're asking a fair price and some of the offers are just downright crazy.

The only problem with purchasing old farms is the liability of not knowing what may be buried on the premises. If one should make this mistake it could be costly resulting in a very poor investment. As for cosmetics one would never know of possible defects such as prior water damage (black mold) rotten structure, etc. If the property is through an estate the owner dosen't have to disclose this information. You may want to provide some additional research of the property.

The property has been in the family since close to the turn of the last century (darn near 100 years for you numbers guys). I've only owned it for about three years (acquired from the estate of my father in law), but my father in law was the "caretaker" for several years before his passing. To address your disclosure issue, there's a disclosure statement as part of the real estate package and the new owner wouldn't be buying it from an estate, they'd be buying it from an individual (me) who's owned it for three years. I'm pretty sure there aren't any buried "secrets" (i.e. it wasn't used as a waste dump and nothing glows green at night) as it was a dairy farm, but you're right - I can't provide an ironclad guarantee as I can't say what was done 40 years ago (and who knows what those crazy beavers across the way have been up to). The odds of any suprises are remote to none. There's an inherent amount of risk built into anything we buy these days, but we we aren't talking about an industrial building that was used as a painting facility - it's 160 acres of land, 80 of which is timber and 80 of which was farmland. As far as the condition of the house, it's sturdy, secure, and dry, although I put very little value in the house when pricing the property because it does need some upgrading. You are essentially buying the land and getting the house for free. In short, it is what it is, a great piece of land with a potential second home/hunting camp.

You're getting a bitter taste of the realities of selling a property - i.e. it's irrelevant what you think a fair price is, if no one else agrees.

Have you given any thought to breaking it up in 40 acre parcels, or is it even possible access wise. The 80 acre parcel just north from my place off US-45 went for approx 80 grand or so I was told from the local farmer. If you dont mind me asking what kind of offers have you been getting.

Same here.....I am about 3-4 years out from finishing school (bacheleors in nursing).........would seriously consider moving up there and ontanagon is roughly 30 miles away! You got me drooling bigbadnumber3!:) ;) :lol:

Well, everyone I've talked to thinks it's a very fair price based on comparables and the land itself, which is why I haven't accepted either of the two lower offers. It's only been on the market a month or two now, so I'm in no rush. Getting very close to getting it sold, just not quite there yet.

The property is very accessable and it could be broken up, but I would prefer to keep it together as one piece as I don't want what someone does on one of the 40's (clear cutting the timber for example) to influence the selling price of the other 40's. The other offers have been $10,000 to $15,000 short of what I need to get out of the property.

Half the property - the half with the barn and house on it have been sold. The remaining 80 acres of timber is still available - will split into 40's if necessary. Make offer!

I've gotten about three inquiries in the last week regarding this property (must be hunting season approaching). Please note that the 80 acres the farm is on (house, barn, etc.) have been sold to a retired doctor who is going to refurbish them, but the 80 acres of timber/hunting land are still available. Asking $90,000 for the whole parcel, but would consider splitting it into 40's.

Only because it's late and I don't have anything else to do.......you had 160 acres with a house and barn on it for $175k. You sold the half with the house and barn (which I would presume to be more valuable) yet your asking for more the half the original asking price for just the land. How come?

1) Because he can.

2) Because he'll more likely than not get it.

3) 80 @ 90 has a bigger market than 160 @ 175.

Actually the timber side is more valuable for many reasons:

1.) It's full of timber which also has value
2.) The house and barn needed work and modernizing (no indoor plumbing), hence the lower price
3.) The taxes on the timber side are lower
4.) It's a nicer piece of property

That being said, I have several people interested in this 80 acres, so if you are interested, the time to call is now.
