I currently have for sale a 41.4 acre parcel on the Gratiot/Montcalm County line. 65% wooded and 35% pasture. Has a new pole barn on concrete and has had perc test done.
This parcel would probably lend itself quite nicely to digging a pond for fishing or waterfowl.
Deer and turkey hunting.
Owner will not consider splitting into smaller parcels however, all split rights to be included with sale.
Price on this one--$99,900
If anybody is looking for hunting ground in this county, it is a tough project. Not enough trees to hide all the deer in many areas:)

How far is this land from the Pine river? Is this just off Lumberjack Rd. ?

It would be about 1 1/2 miles as the crow flies.
From Lumberjack and Washington (Ithaca-Stanton Rd)
it would be not quite a mile south. Right there County Line is actually east of Lumberjack.
If you are close drive by it, there are brochures at the building and my name and number is on the for sale sign if you need additional info.

I will be driving past this land in a couple of weeks. Our family farm is just into Montcalm county. Lots of deer and turkeys in area. I hope whoever buys it doesn't go crazy killing deer the first year. We have had that happen in our area before.

No kiddin'. Folks just don't seem to understand that you can't hammer 'em one year and expect to keep right on doing it.
My neighbor just leased ground just into Montcalm County. He advised that three guys hunted in the same blind (companionship?) last year and killed 5 bucks opening day. Then they went on to anterless deer and got I don't know how many more.
I'm just west of Alma and while we have plenty of deer, people have gone too crazy with the anterless permits. Combine that with people that will never pass on any buck and it becomes increasingly difficult to get a good one. At least we don't have the late doe season this year.

We are running out of time on this parcel.
If this is not sold in a couple of weeks, a house is going up as it is already perked.
This is a decent 40 where killing a buck or two should not be a problem.

Sorry, I can't be of much help for southern Michigan. I am in central Michigan. Land leases here are few and far between. Everybody hunts!
