Well I have been on this site for about a year and a half now and have met some really great people through outings and have enjoyed reading some great post with good info. This past month have had the opportunity to deal with a MS member on the business side. I wanted to refinance my house and I responded to a thread from Dick Graves about low interestest rates. Dick works for First Capitol Corp. I have heard from other people how closings can be a horror story. My experience went off without a hitch. I was very very happy with the boat load of money he saved me with very little out of pocket expense. Dick, I just wanted to say thanks for your professionalism and keeping me posted on everything that was going on. Nothing worse than dealing with somebody that doesn't return phone calls. If there is anyone out there thinking of refinancing or buying a house I would recommend you give Dick a call. Looking forward to maybe hooking up with you in the spring to do some fishing. I have also had good experiences dealing with Dick Graves. When I first saw that he was a site sponsor I gave him a call to see if he could save me a few bucks. He quickly crunched the numbers and stopped by the house to go over the results and to answer any questions. The savings was substantial and the closing went smoothly with no surprises. My only surprise was when he called me a couple months ago and said that I might want to look at refinancing again. Again he crunched the numbers and stopped by the house and this time he knocked off 5 years of payments for a very slight increase in monthly payment and we’re looking at a savings of $30,000 over the life of the loan. You da man Dick!
Dick is a fellow sportsman and an excellent fisherman and hunter (although I heard something about buck fever this year). I would strongly recommend contacting him if you need a home loan or are thinking of refinancing. Thanks again Dick!

I have come across a new lender that is offering Home Equity Loans at fantastic rates for qualified homeowners, which simply means you have some equity in your home, good credit and steady employment.

In some cases the APR may be under the prime rate which is 4.0%.

These are interest only loans which are for ten years. So you have to disicpline your self to pay down the principal.

Example: Home Value $200,000.00
Loan Balance $100,000.00 LTV 50%

Current Equity $100,000.00
HELOC $ 50,000.00
New Loan to Value $150,000.00 LTV 75%
HELOC Payment $ 208.00@ 5.0%

Several inquires have been made about financing different types of properties, so we have located an investor that will fincance the following for those that qualify:

Vacant land. (very difficult to even find a bank to finance with) which includes farm land, hobby farms, hunting property, etc.
Manufactured housing: which is becoming very difficult to finance.
Business loans up to two million dollars.
Strip malls.
Bed & Breakfast investments.
Owner occupied mixed use property. (Living quarters with an office etc.)
