View Full Version : U.P. Land - Advice/Pointers

Hi All,
Me and the old man are heading up to the U.P. to look at 80 acres in the area which we usually hunt in order to have our own camp. It is near Ishpeming if that helps. I was curious if anyone knew the going rate per acre in that area. From what I understand it is pretty much all woodland with a little part of swamp < 10 acres and none of it has been cut. I know its not much to go on but I was wondering if any would be able to ballpark the value of the timber on the land just in case we ever were in a situation where we needed to have it cut (not our intention).
Finally, what should we be on the lookout for to determine if the land is "good" for our wishes (hunting). We have been hunting the area for several years and we know the relative deer density (not that great but we have friends up there who make camp a success every year) but not exactly the traits of a good piece of land.
Thanks in advance for any hints/pointers you provide.

You could do a search for realtors in that area or go to http://realestate-mls.com and see what the going price is.
Walk the parcel and look for sign.
The real question is how much are you willing to pay to have your own land that you can make improvements to (food plots and such), and is the location too far to get to several times a year, or do you plan on only going up once or twice a year???? What about something closer to home but smaller in size for the same price?
Only you and your father can answer those questions.

Well, its a done deal. We are now offically Yoopers.
We got a great deal on the land based on all we have looked into. We will begin working on a camp over the next few years.

I go to the UP several times a year & 75% of the people I talk to moved there from somewhere else.

IF i'm not mistaken you would be classified as an "appleknocker", which is one step up from a "troll".
Congrats on your new land, my cousin and I will be looking for something in the U.P. in a year or two.

our family owns 200 acres in crystal falls area....
and LOVE it up there!!

From what i have researched, depending on the area (timber, hunting, water frontage) it can range from just under 1K to well over 1K per acre.

Nice setup. Is this a kit? Specifics please. I have 80 acres in Michigamme & I'm always designing little places about this size. Just sold 80 acres in Champion Township, north of Dead River Basin, Clark Creek running thru the middle. It was real nice proeprty, nice timber.
