One of a kind, on the famed Ausable River Mainstream. Property is a fly-fishermans, hunters dream. 1,200 front feet on the river with 25 acres, plus vertical cedar log cabin.

This Cabin(approx 1,200 sq. ft.) is very unique with natural 2 story stone fireplace, loft, two bedrooms, kitchen and bathroom. Electricity and plumbing, also has detached small barn(one car) approx. Cabin sits directly high and dry overlooking wide sweeping bend. New roof last year, with furnishings if desired.

All 1,200 front feet are high, beautiful, and buildable, with a near square 25 acres to hunt. Plenty of deer, bear, grouse, woodcock, ducks, etc. Sit on the front porch for the "Ausable river canoe race", horshoe pit, firepit, and very mature tree structure.

This is not listed with a realtor, "serious inquiries only please". Investment potential, given the rarity of a parcel of waterfront this size. Will arrange for a private showing if desired, please call 989-275-7210 and leave message, or email tjthorty@yahoo.com

Will forward pics directly to serious investors/buyers!

Little more to add with pics.http://www.michigan-sportsman.com/photopost/data/548/medium/DSC01581.JPG Looking downstream from cabin. Cabin 10 feet off river-can not find that anymore!!

Property is centrally located: 30 min. to Grayling, 20 minutes to Garland Resort, minutes to the North Branch and Big Creek, 25 minutes to the Mason Tract, 40 min. to Roscommon. 25 min. to Mio. Located on the north side of the river between McMasters and Parmalee Bridges. And most important, its only 15 minutes to Ma Deeters!!

Walk the entire 1200 feet of frontage on high ground. Very quiet and relaxing surroundings. This is a rare piece of property.

On the list for Large Woody Debris project in the coming year and would make a great tax-break for a new owner wishing for a conservation easement.

Looking upstream! Property goes up and around the corner, looking at approx. 500 feet upstream--a great view!http://www.michigan-sportsman.com/photopost/data/548/medium/DSC01580.JPG

Also , the cabin does have electric, phone, and flush toilet/running water.
