It is about 10-20 acres, which holds quite a few deer and is adjacent to a state park. Anybody have any idea what a lease of a property like this would be worth in general? I have no idea what to offer the guy.

well this is an old topic did ya lease this land yet? this is the way i see the leases going i lease land in michigan and ohio i pay both cash and work equity for my leases here in ohio i give up to 1.00 an acer in plumbing work or .50 cash everyone around here says im nuts but they come see me during gun season for land to drive. with these customers they know they will see me a couple of times rabbit hunting a couple of times pheasent and most of deer season with landowners who ask for more( if i really want the lease) i explain to them that for every .50 cents more they will see me more and will see more hunting parties comeing in in otherwards the more money the less restrictions i want from them. my leases in michigan are with landowners that have posted or fenced land with good grouse habitat and knoow they will only see me from sept 15 to nov 10 and i do about the same 100 worth of plumbing labor a year wich isnt much but once a trust is built up i may do
a large job for a few years in advanced i know of friends in texas that pays 6 dollars an acer and im hoping those prices are staying south hope i haven't muddied the water more for ya

Steve, I talked to a bunch of farmers in the last few years in the lexington/croswell area and the general consenus was 10 bucks an acre, but I would have total control during the hunting season. In that area its tough to find anything larger than a twenty to hunt so 200 bucks a year to hunt isn't bad...... I guess. I think I would insult a man if I offerd(?)him 10 bucks but what ever works. Offer to pay the taxes on the property for the year....that ought to make the landowner smile. I'd be willing to pay quite a price to lease prime hunting land exclusivly for myself! You should jump on that deal and keep him happy. Offer some of your game, take him fish during the summer, etc. A little suckin' up sure don't hurt when you'll reap the benefits.....GOOD LUCK!!!
