Would like vacant,Lake or Canal frontage on Houghton Lake.

Was just looking into this myself. Good luck trying to find anything vacant. There are a couple lots on the lake, but expect to pay about $2500 - 3000 per foot of frontage.Canal would be the cheapest rout as there are a few parcels I was looking at in the $40 - 60 range. Depending on what you want to do, a canal may not work if you have to put your boat under a bridge or through a tube.

Another thing to keep in mind when looking into canal property around Houghton Lake, last year the water levels were so low you couldn't get a boat in or out of several of the canals even if there hadn't been a bridge or tube. They flood the area west of the lake between Old 27 and US 27 when that happens you can see a significant difference overnight in the lake and canal water levels. Ask the people neighboring the lots how it was last year. Friends who have property on the Cut River couldn't get their boats to the lake due to shallow water, had to rent slips at a marina.
Not that I don't trust realtors....just remember they won't answer a question you don't ask and may not have asked it of the sellers if they know they wouldn't like the answer.
