Effort to bring Cabela's to West Michigan progressing

(Walker, March 7, 2006, 9:03 a.m.) A huge sporting goods store is a step closer to coming to West Michigan.

The area is in Walker on Walker Avenue between I-96 and Four Mile Road. An application to rezone the land was filed last week.

Last month, 24 Hour News 8 reported how a developer wants to put in a village type complex with shopping and residences.

Cabela's Sporting Goods is a main name they're targeting.

A public hearing on the rezoning will be held on March 29.

GRBJ EXCLUSIVES

The Grand Rapids Business Journal has two exclusive stories to report this morning.

Major development projects in the cities of Grand Rapids and Walker are moving ahead. In Grand Rapids, local engineering firm Moore & Bruggink is spearheading the survey and land acquisition efforts for a riverfront project that may include up to 30 acres.

In Walker, a rezoning application was submitted Friday morning as part of the process for clearing the way for national sporting goods giant Cabela’s, an outdoor-enthusiast destination with the potential of drawing more than 5 million visitors annually to West Michigan.

I got critisized here for bringing it up a few months ago. It has to be rumor or Cabelas would anounce it in their future store openings.

Walker project could be tax collector's dream

WALKER -- Imagine a development the size of Grandville's RiverTown Crossings plunked down in an abandoned apple orchard off the Int. 96 Walker Avenue NW exit.
Then add 100 acres.

Now you have an idea of the size of Orchard Park, the mega-town center proposed for 238 acres on Walker's northern edge that is creating a buzz because of the possibility a Cabela's sporting goods store will be built there.

"Cabela's is stealing the spotlight at this point," City Planner Frank Walsh said. "But the rest of the project is going to have a real impact on Walker for the long term."

Based on a $234 million project, here is the estimated annual revenue:
State education tax: $1.7 million
Kent Intermediate School District: $1.3 million
Grand Rapids Community College: $497,169
The Rapid: $264,378
City of Walker: $371,798
Kent County: $1.5 million
Kent District Library: $244,897
Kenowa Hills Public Schools: Likely reduction in debt retirement levy

Lets do the math....cabela's dundee store 6 million per year.....now why would they put a store west side and say they could draw 5 million there?? If your all so sure then borrow every dollar you can and buy up any piece of vacant land within say 2 miles. when cabela's came into dundee property values went up 30% in first year. and steadily increased there after. So buy, buy, buy.

Too late to buy at this point, it was on the front page of the Grand Rapids Press the other night. It appears it is all but a done deal and the Walker city council will be approving the zoning for it in april.

There is the usual opposition in motion to try and kill the Cabelas store.

The anti hunt/fish organizations are opposed to the glorified sportshop. That is expected, but not big deal.

There is opposition from other hunt/fish businesses including Rockford area. They have been in contact with politicians, but the politicians are hearing more pro-Cabelas from public.

Lemme say this...until Cabela's actually purchases the land and brings in the excavators, alot could happen.

I have alot to do with planning/zoning in my area and believe me, just cuz the planners ok it and the city fathers want it doesn't mean that Cabela's is gonna spend the money to do it.

Actual ground breaking could be years away, if it ever happens.

So...all I am saying is that....don't start making plans to attend a Grand Opening just yet...

Lawn Boy - I have always said it would make more sense to build in Chicago as well. Crazy thing is, they are building one in Chicago, near Hoffman Estates. So this only makes things even more weird.

If it matters I don't think it is planned as a stand alone type store. It is planned to be a large anchor store in a very large retail development that will be developed with or without Cabelas.

I have a brother in law that lives in Chicago and he tells me that just about everyone he knows spends all their vacations here in Michigan along lake Michigan and most have summer homes. They find the land here super cheap compared to what they spend their and that it is impossible to hunt around Chicago and you either have to go to Wisconsin or come here to Michigan. Therefore, in my mind it would make good economic sense to do what I hear.

Well news 8 just stated that Cabela's in not coming to West Michigan. They stated that Cabela's is no longer negotiating with the city of Walker or any other place in Michigan.

Yep, you beat me to it GB, NO activity and/or intrest anywhere in mich at this time.

Kinda had this feeling all along but the walker city planner sure looked surprised!!

He also mentioned maybe a Bass Pro Shop as a alternate????

Not trying to start that one now, just repeating what he said.

If not a major retail store as the likes of these stores they have a back-up plan with a entertainment element.
