To answer some of your guys PM's...
-the taxes at around $400/year
-it's located next to a cabin/house being renovated (with the same sized lot)
-the remainder of the lot is surrounded by fully wooded 28A (solely owned)

Just saw a 10 acre piece in Croswell for $34,900.

Could you tell me if this is a good area. There are also two more 10 acre lots for sale in Croswell and all are under $36,000.

The entire area of Croswelll is nice. Any parcel located on Black River Rd. is going for more of a premium because of:
1) it's off a main black top road
2) the city water will be running off the Black River Rd properties
3) it's located just minutes from the city
Right across the street of this 0.75A... 2.5A just sold for $44,500 and the southwest corner of Burns Line & Black River Rd is up for sale (2.50 A for $29,500). There are always many variables to consider when buying land. Like the property you listed is 1.5 miles off a paved road, it's longer with less frontage, and is it high & dry. A lot of this is all personal perference but also affects the value (such as assessed value).

Is the 2.5 acres you mention the parcel that sold from the tax sale?
