$12,500 per acre for 60 acres with a river and pond.

I don't know what the real estate market is doing in that part of Indiana.

While at first it seems a little steep, he's probably not too far out of line.

Maybe I'm missing something - what do you find so outlandish about the price? That same parcel in Oakland County would sell in the $3mill range.

HMMMMMMMMMM....To sell it as a investment, development land. In Detroit, ya I can buy that. Your investing to make money.

They are trying to sell it as hunting grounds. Get real, can anyone honestly justify spending that kind of money on 60 acres to have land to hunt on. There's probable only 5% of individual people in the country that can afford that kind of investment.

If I was one of them....I still wouldn't buy it. I'd go on hunts in many different states before i'd sit on 60 acres for the low price of 750,000 :SHOCKED:

Guess i'm just a poor country boy! ;)

I'm surely not seeking to start a debate here, but I was not referring to commercial real estate development. Even given the fact that the property is for hunting, I still do not find the price out of the ordinary. Going back to my previous example, and having just recently moved to northern Oakland County, I can assure you that acreage, be it residential or recreational (not commercial), goes for $50k per acre here.

That land is worth whatever someone is willing to pay. The prices will continue to climb. After all, they aren't making any more of it.

BTW, please point me to that $1000 per acre land ;)

Hold on just a minute.....I need to find my checkbook. $1000 an acre for any apreciable amount of hunting land. Not in the lower, and harder to find in the upper as well!

Decatur County in IN is some of the best deer country in the midwest.....It's Indiana's version of Pike or Buffalo County. Plenty of people with money, he might just get it. We might laugh at the price, but he'll be laughing all the way to the bank!

The free market dictates who pays what for what. Some people think the right old baseball card could be worth $10,000. Or a particular 200 year old violin could be worth $5 mil. There's a lot of fairly marginal ground in my neck on the block for 3K an acre. And these are often small 10-20 acre units of scrub pine and sand. FWIW.

npr reported yesterday that homes in michigan were overvalued by 10-20%. expect a cost adjustment by mid-year next. its apparent by the number of homes on the market.

not sure if or how that will affect land prices, but its dropped before. in the early 70's, a 40 acre parcel went for almost $2000 an acre, just across the road from us. the next 40 over, in the early 80's, went for $1200 an acre. i think we'll see things adjust a little. our economy is still suffering.

don't get me wrong, no one is going to lose money on land in the long run..

Only overvalued on paper really. They are worth what you pay for them, or people wouldn't be paying for them. You won't see any cost adjustments, I can almost guarantee. For one, tax reasons......your assesment will not go down. The only thing that might settle prices will be higher interest rates. Michigan has been seeing between 6% and 9% yearly increases in home value but I would expect that to taper off some as well. In some areas I think that is already happening.

Foreclosure rates are way up, but it's not all the economy's fault. Home prices are rising fast, interest rates are low, and lenders are over eager to lend with all kinds of non traditional loans. Lots of folks that are getting scared by the rising prices are buying before they are ready. Heck, I wanted to wait another year before I bought again, the extra savings would have been nice, but I didn't want to pass up the 5% mortgage rates.

Land has been fairly level around here for a few years...with a steady but slow increase. Still though, land always goes up...levels, etc., and on the surface it appears relative, but it's not. Take for example in 1990 up here you could buy 200 acres for $50,000, that same 200 acres sold for $130,000 in 1997, and is worth close to $200,000 today, for basically a 400% increase over 15 years. So, in the last 15 years did all of your wages increase by 400%?

Not that people can't buy land anymore...just a lot less relative to wages.
